Frequently asked

Did stamp duty change in April 2025? +
Yes. The temporary thresholds introduced in September 2022 expired on 31 March 2025. From 1 April 2025, the standard nil-rate band reverted from £250,000 to £125,000. First-time buyer relief reverted from £425,000 to £300,000, and the maximum property price for FTB relief dropped from £625,000 to £500,000. Our calculator uses the current April 2025 rates.
How much stamp duty does a first-time buyer pay in 2025? +
First-time buyers in England and Northern Ireland pay 0% on the first £300,000 and 5% on the portion from £300,001 to £500,000. If the property costs more than £500,000, standard rates apply to the full amount and FTB relief cannot be claimed.
Is Scotland's stamp duty calculated the same way as England's? +
No. Scotland uses LBTT (Land and Buildings Transaction Tax), which has different thresholds and rates. The nil-rate band is £145,000 (vs £125,000 in England). Scotland also charges an Additional Dwelling Supplement (ADS) of 8% as a flat rate on the total purchase price for additional properties — not a marginal surcharge as in England.
How much can I borrow for a mortgage in 2025? +
Most UK lenders apply income multiples of 4–4.5× your annual salary, but this varies. Some lenders now offer up to 5.5–6× for higher earners (typically above £40,000–£75,000). Your deposit size, existing debts, and credit history all affect the final figure. Use our Mortgage Affordability Calculator for a personalised estimate.
