1. Nature of our calculators
HouseCalc provides free online calculators designed to give indicative estimates of property-related costs. All calculators are built using official government rate schedules and are updated when rates change. However:
- Calculations are estimates based on the inputs you provide
- Individual circumstances may result in different tax liabilities to those shown
- Exemptions, reliefs and special cases exist that our calculators may not capture
- Rates and thresholds can change — we update promptly but cannot guarantee real-time accuracy
- Complex transactions (company purchases, multiple dwellings relief, mixed-use property) may require specialist advice
2. Not financial advice
Nothing on HouseCalc constitutes financial advice, investment advice, or a recommendation to buy, sell or hold any property or financial product. We are not authorised or regulated by the Financial Conduct Authority (FCA).
Mortgage affordability figures are illustrative, based on commonly published lender income multiples. Actual mortgage offers depend on individual lender assessment, your credit history, employment status, existing debts, and many other factors. Always speak to a whole-of-market mortgage broker before making mortgage decisions.
3. Not legal advice
Our stamp duty calculators provide estimates only. The legally binding stamp duty figure for your transaction must be confirmed by your solicitor or conveyancer, who is responsible for filing your Land Transaction Return and arranging payment within 14 days of completion.
Leasehold, shared ownership, company purchases and other complex transaction types may have materially different tax treatments to those shown in our calculators.
4. Accuracy and rate updates
We make every effort to keep our calculators accurate and up to date. Rates are cross-referenced against official HMRC, Revenue Scotland and Welsh Revenue Authority publications. Each calculator displays its last verified date.
However, HouseCalc accepts no liability for:
- Losses arising from reliance on our calculator outputs
- Errors resulting from rate changes we have not yet published
- Incorrect inputs provided by users
- Differences between our estimates and final professional assessments
5. Scheme eligibility
Our first-time buyer scheme checker provides indicative eligibility assessments based on the criteria you enter and the published scheme rules. Actual eligibility is determined by the relevant scheme administrator. Scheme rules, income caps and availability can change — always verify current criteria at gov.uk before applying.
6. Rental yield and investment
Rental yield figures and buy-to-let calculations are illustrative. Property investment carries financial risk. Past rental yields in a given area are not a guarantee of future performance. Tax treatment of rental income, including Section 24 mortgage interest restriction, is complex and depends on your total income position. Consult a qualified accountant before purchasing investment property.
